Across the river from the Anglo Canadian Leather Company a new suburb was begun consisting of several prosperous farms, a park and ball grounds, the Chaffey school, and Mr. Silver's saw and grist mill. Mr. J.H. Johnson lived in the suburb on a property called Avenue Farm. In the September 29, 1910, issue of the Forester, the editor remarked, "How many of our citizens supposed that lying directly to the north of the town a new and important suburb has developed possessing many of the earmarks of Metropolitanism." Mr. Johnson, recognized as the "civic head" of the suburb, took the editor on a tour of the area past farms of Dr. Hart, James McFarlane, William Goldie, Milan Markle and Allan Hanes. Hane's farm "is one of the oldest farms in the district and one of the best", the editor remarked. Westward from Mr. Johnson's Avenue Farm was the Patterson settlement, "comprising some half dozen industrious and well-to-do farmers who have spent years in ceaseless activity and have now erected homes and farm buildings which add comfort and dignity to the farm life of the communtiy."
